Triple Action Patio Sealant

Product description Triple Action Patio Sealant is a premium product which uses the latest in nanotechnology to generate an exceptionally thin protective coating over brickwork, concrete, patios and driveways. The tiny particles are able to penetrate deep into the substrate and pack together tightly. This produces an extremely tough coating that is resistant to water, stains and abrasion, making it easy to clean and significantly extending the working life of the substrate.

Typical uses

  • Primarily used for protection of horizontal surfaces made of porous mineral substrates.
  • Internal concrete floors
  • Patios or driveways made of the following:
    • Natural stone (sandstone, limestone, etc)
    • Concrete (slabs, imprinted, etc.)
    • Brick
  • Walkways

Substrate Preparation

  • Ensure substrates are clean and dry, to do this:
    • Use a stiff bristled brush to remove any loose material from the surface of the substrate
    • Apply Siloxol Wood & Patio Cleaner according to instructions to remove any moss, lichens and algae which may be present.
    • Wash off with a hose and stiff bristled brush again.
    • Leave to dry for a minimum of 24 hours if conditions are good, longer if the outside temperature is below 15 °C.
    • If substrate is damp or unclean the product will not work correctly and may require mechanical removal after it has cured.


  • No mixing is required. It is recommended to shake the container gently before use.


  • Ensure substrate is at least 3 °C and rain is not forecast for the next 8 hours.
  • Use a short-pile roller ONLY.
  • Empty the contents of the container into a washing-up bowl (or similar)
  • Saturate the roller and wipe off excess against the inside of the bowl
  • Roll out over substrate, applying a coat which saturates the substrate, but avoids pooling.
  • Leave to soak into substrate and apply second coat once touch dry (usually between 20 and 60 minutes in favourable conditions).
  • Apply a lighter 2nd coat, avoid saturating the substrate and ensure any pooling liquid is removed before it is allowed to dry.
  • If liquid is left on the surface to dry it cannot be removed.

Conditions and Limitations

  • Substrate and air temperature of between 3 and 25 °C during application and for at least 24 hours after application.
  • Do not use on low porosity substrates, i.e. marble, granite, or slate.


  • In favourable conditions (20 DegC, 50% RH):
    • 2nd coat will be touch dry in 2 hours.
    • Rain-proof after 6 hours.
    • Light traffic after 8 hours (walking etc.), although leave 24 hours if possible.
    • Avoid pooling of water for 24 hours.
    • Full cure 4 days – at this point stain resistance and abrasion resistance have been fully reached.
  • If conditions are colder or more humid these timings will be longer

Cleaning Equipment

  • Use warm, clean water to wash tools and containers before the product is allowed to dry.

Storage and shelf life

Store in a sealed container, in temperatures between 5°C and 30°C, protected from frost and direct sunlight. Shelf life is 12 months when unopened, undamaged and stored correctly.

Delivery to Scottish Highlands, Scottish Islands, Channel Islands, Isle Of Man, Northern Ireland and Eire are limited to 20kg and are available at a Premium rate. We offer for the mainland UK , as standard, a FREE delivery service on all orders having a value greater than £200.00 (excluding VAT). For orders having a value less than £200.00 (excluding VAT) a carriage fee of £8.50 + VAT will be levied. Goods will be sent by a national carrier on their 1-2 working day standard service. Customers must understand that delays can always happen while their order is with the courier, for this reason we can not guarantee your order will be with you next day.

It is important that the customer ensures that all the delivery details are correct and that the customer or someone acting for the customer is able to sign for the delivery. Twistfix accept no liability for failed deliveries as a result of incorrect delivery details or the absence of any authorised signatory. Twistfix will attempt delivery to the recipient between the hours of between 8am and 6pm. If no one is available to receive the delivery an attempt may be made to leave the item with a neighbour. Alternatively the carrier may return the item to the sorting office and leave a calling card at the recipient's address to advise of the attempted delivery. It is the responsibility of the customer to arrange to collect the item from the depot or to arrange re-delivery with the carrier. Items returned and received in their original condition and packaging within 14 days of delivery will be accepted for exchange or refund subject to a 20% restocking fee. You will be responsible for the shipping costs incurred in returning the goods and should ensure the items are adequately insured while in transit to us. You should email to request to return items.

Where the goods are being returned because they are faulty or are not the goods that were ordered then, subject to the goods being returned in re-saleable condition, Twistfix will refund the cost of return shipping. Further information regarding Returns can be read at our Terms & Conditions.
